Draw Inspections

For the most part, people who build homes don’t tend to do it with cash. They usually need some level of financing. As such, the institution that provides that financing has a vested interest in that money actually being spent on the house and not something else. A draw inspection may be done multiple times throughout the construction process. A third-party inspector will come to see what progress has been done and to make sure that everything lines up with the money that has been requested.

Foundation Inspections

The foundation of your home is critical to its structural stability. As such, it only makes sense to have an inspection done to make sure everything is set up right. Measurements will be taken, materials will be inspected, and the placement of different elements will be analyzed to make sure everything is good to go. All of this happens before the concrete is poured so that adjustments can be made if necessary.

Framing Inspections

Framing is another crucial element of a home’s structural stability. It should be inspected prior to the installation of drywall. At this point, you have windows, a roof, but no sheetrock or walls yet. This makes it possible to catch areas where the materials may be sub-par and make sure that everything has been installed correctly. It’s also generally the last really good chance to check for problems with electrical wiring, plumbing, and window flashing. After the drywall has been installed, all of those internal elements will be covered up, making them much more difficult to get to.

Once you’ve had all those inspections done and the home has been finished, you’ll still need to have one final inspection. This is the last one that will be done before you officially own the home, and will be your last chance to catch problems and have them fixed before the deal is officially done. Make sure that all your inspections are done by experienced inspectors who know what to look for at each step along the process.
